Came exactly as described and pictured. Seams cut easily. Have not tried cutting through the actual tile as I have not yet invested in a wet saw. Everything is straight, aligned, and good quality. Nice sized tiles. Once on, they WILL NOT come off. So, get it right the first time!!! Really good adhesive! Would definitely recommend. Still looking up wet saws to be able to finish the install. Have done a lot of cooking since putting a few tiles up and grease wipes off super easily. Notorious pasta sauce has not stained them either )

Wow! These tiles are beautiful and have made such a huge change to my kitchen. I was able to cut these with a box cutter. They are very easy to install and lookfeel just like real tile. Highly recommend!
